Set within the transformative Glass Bottle masterplan, Lime House marks the first completed residential phase of this landmark waterfront neighbourhood in Dublin. Designed by Henry J. Lyons Architects and constructed by Sisk, the development was delivered by Lioncor in collaboration with Ronan Group Real Estate. Lime House brings together refined contemporary design, sustainability and a strong sense of place within one of Dublin’s most prominent new coastal developments.

Comprising 212 A-rated apartments across a mix of studio, one, two and three-bedroom layouts, the scheme is centred around a generous landscaped courtyard that encourages connection and wellbeing. The design prioritises natural light, energy efficiency and high-quality communal spaces, creating a vibrant residential environment tailored to modern urban living.

Residents enjoy an array of thoughtfully designed amenities, including:

  • A light-filled ground floor gym and fitness studio
  • A yoga studio integrating indoor and outdoor spaces
  • A private dining room and sky lounge on the 7th floor
  • Co-working spaces, a multifunctional meeting room and private phone booths
  • A TULU rental station for daily home essentials
  • A courtyard garden and two landscaped rooftop terraces with views across Dublin Bay

Additional state-of-the-art features include a cosy screening room, resident lounges, flexible co-working areas, landscaped courtyards and curated resident events, all designed to foster community and comfort.

Lime House is part of the larger Glass Bottle development, a 37-acre mixed-use site on the shores of Dublin Bay. The project will ultimately deliver approximately 3,800 A-rated homes, alongside 1 million sq ft of commercial, retail, innovation, educational and community space, including a public park.

Named in recognition of the site’s historic glassmaking heritage, Lime House is designed to achieve a BREEAM Excellent sustainability rating. The 212 apartments include 4 studios, 59 one-bedroom, 119 two-bedroom and 30 three-bedroom units, all complemented by best-in-class resident amenity spaces. Future blocks are scheduled for completion this autumn, expanding the vibrant residential offering further.
