Excellent progress continues across the Marina Depot development in Cork’s South Docklands, a landmark residential scheme being developed by Glenveagh Properties and constructed by Conack Construction. Works are advancing steadily across multiple areas of the site, which forms part of the wider Marina Quarter masterplan that will ultimately deliver 1,178 apartments.
Delivered in partnership with the Land Development Agency through the Project Tosaigh initiative, the development continues to progress in line with key programme milestones with significant stages successfully completed to date.
Designed by the acclaimed architectural practice O’Mahony Pike Architects, the first apartments within Phase 1 are scheduled for delivery in early 2027 on the 12-acre (5-hectare) South Docklands site. This phase will provide 337 apartments and is being funded by the Land Development Agency through a €150 million first-phase agreement with Glenveagh. Under this arrangement, the LDA acquired the homes through a forward-funding model, helping to accelerate the delivery of high-quality housing in Cork City.
The new homes will form part of a wider mixed-use community that will transform the area while introducing new amenities, public spaces and community facilities. A-rated cost-rental and social homes will form a key component of the housing mix, supporting a diverse and sustainable residential neighbourhood.
Marina Depot represents the first phase of a larger multi-stage regeneration project by Glenveagh. Located on the former Ford distribution site, the overall development will deliver 1,178 apartments across 14 residential blocks ranging from four to fourteen storeys in height. The scheme occupies a strategic site bounded by Centre Park Road, Monahan Road and Marquee Link Road, helping to shape the future of Cork’s rapidly evolving docklands district.
Marina Quarter also occupies a prime waterfront position overlooking Páirc Uí Chaoimh and Marina Park. Its strategic setting places future residents at the centre of one of the country’s most ambitious urban renewal initiatives.
Upon completion, Marina Quarter will become the largest residential development within Cork’s South Docklands, making a substantial contribution to the city’s housing supply while supporting the long-term regeneration of this important urban area.
