MMD Construction is proud to be leading the transformative redevelopment of the historic St. Kevin’s Hospital site in partnership with Reddy Architecture + Urbanism and the Land Development Agency.
Phase One of the project, currently under construction, will deliver 97 new homes comprising 60 duplex units and 37 townhouses. Scheduled for completion in Summer 2026, this phase represents a key milestone in the continued renewal and growth of the Cork community.
Phase Two is set to go to tender in Spring 2026 and will provide a further 170 homes along with a dedicated Crèche facility. Upon completion of both phases, the development will introduce a total of 267 new homes on the grounds of the former St. Kevin’s Hospital in Shanakiel, Cork.
Set within a site of significant historic character, the project carefully balances preservation and progress. The vision is to respect and celebrate the legacy of St. Kevin’s Hospital while creating a vibrant new residential neighbourhood designed for contemporary living. Each of the 97 homes in Phase One is thoughtfully designed with spacious layouts, energy-efficient features and high-quality finishes to ensure comfort, sustainability and architectural harmony with the surrounding landscape.
The regeneration of this landmark site presents a number of unique challenges, including construction alongside protected structures, steeply sloping terrain and designated landscape preservation zones — all of which are being carefully managed to safeguard the area’s heritage and natural setting while delivering much-needed new homes.
This regeneration scheme transforms the former St. Kevin’s Hospital site on behalf of the Land Development Agency, delivering a diverse mix of homes including townhouses, duplexes and apartments just 2.5 kilometres from Cork city centre.
Set across a 5.7-hectare (14-acre) site, the development is carefully arranged in a network of streets and terraces that respond to its south-facing, sloping topography. This orientation maximises natural light and frames panoramic views over the River Lee and Cork city beyond. Positioned on a prominent hillside beside Wellington Bridge, directly opposite the The Kingsley Hotel and Cork County Hall, the scheme benefits from exceptional connectivity. It is also within close proximity to University College Cork, Fitzgerald’s Park, and The Mardyke Arena & Leisure Centre.
The natural section of the site has been skilfully utilised to create active frontages on both sides of the duplex and apartment buildings. This approach enables dual-aspect homes and own-door access at varying levels, enhancing natural light, ventilation and a strong sense of identity for residents.
The original St. Kevin’s Hospital — a late Victorian mental health facility — suffered significant fire damage in 2017. As part of the regeneration, the historic façades will be carefully retained and restored, forming part of a new apartment building and crèche. In addition, the St. Kevin’s Chapel will be sensitively repurposed as an office enterprise centre, creating a valuable community resource.
The landscape masterplan responds to the challenges of the steeply sloping site with a design that integrates woodland walks, play areas, multi-purpose games areas, parkland and elevated terraces offering sweeping views across the city. These amenities are connected by a network of pedestrian pathways, encouraging movement and community interaction throughout the development.
Environmental responsibility is central to the project’s ethos.
